What this data actually says right now
The boom has split in two. After five years of 25–35% gains almost everywhere, the metro core has stalled: Mecklenburg and Union counties are slightly down year-over-year, and the South Carolina border counties have cooled further. Meanwhile the outer ring — Alexander (+6.8%), Davidson (+4.2%), Davie (+3.6%), Stanly (+2.3%) — is still climbing, as buyers chase affordability outward.
For sellers, flat is a strategy change. In a rising market, waiting costs nothing — appreciation covers your carrying costs. In a flat one, every month you hold a vacant or unwanted house, the taxes, insurance, and upkeep come straight out of your equity while the value stands still. The "wait and see" play quietly became "pay and wait."
And condition matters more when markets cool. Move-in-ready homes still sell near these typical values. Houses that need work feel cooling markets first and hardest — financed buyers get pickier, inspection demands grow teeth, and price cuts start.
