Downsizing? Skip the Fix-Up-First Treadmill.
532 houses bought since 2015 — many from sellers standing exactly where you are now.
Tell Us About the House
Tell us where the house is and how to reach you — that's it.
The traditional downsizing path asks the most of people at exactly the wrong moment: renovate the house you're leaving, keep it spotless for showings, and time two moves around a buyer's mortgage approval. After decades in a home, that's not a transaction — it's an ordeal.
Mr. Daniels did it the simpler way. After many years in his Mooresville house, he wanted to downsize without doing the repairs and updating the house needed. We bought it as-is for cash and — the part that mattered most — gave him the time he needed to move out on his own schedule. The closing date bends around your life, not the other way round.
How We Help
- No repairs or updating, no matter how long it’s been
- Pick your closing date — and stay after closing if you need moving time
- Take the furniture that fits the new place; leave what doesn’t
- One quiet transaction: no showings, no strangers, no pressure
Hear it from a seller: Mr. Daniels — downsized on his schedule

Interviewer: I'm sitting here with Mr. Daniels — we just finished closing on his house. This is a house he's owned for a long time, and it was finally time for him to move on. In your own words, Mr. Daniels, how did you feel the process went?
Mr. Daniels: I think it went smoothly, easy. If I had to do it again, I'd definitely do it.
Interviewer: Tell us a little about your timeline and your situation.
Mr. Daniels: Well, Jordan came in after I went online, you know, wanting to see if somebody could buy the house. He came by and we talked about it, and we came up to a price — and this was in November. And I said, Jordan, I can't move with Christmas is off. So he set it up for January the 15th. Then I actually needed a little bit more time, and we finally were able to do it January the 30th. And they were there, and that's it — that's all I had to do. Signed the papers, and done.
Interviewer: So we had scheduled a closing time, but then you said, I need a little more time to get my stuff out — is that okay? And that was perfectly fine. We were able to work on your time frame.
Mr. Daniels: Absolutely. I would definitely recommend them — if I've got any friends that need to sell their house, I will recommend them.
Interviewer: That is the best compliment you could have just paid me. Thank you so much.
The real question: what to do with forty years of things
- Take what fits your next life — measure the new place first; furniture that won't fit shouldn't ride the truck.
- Gift with warm hands — family treasures given now come with the stories attached.
- Estate sale or consignment — worthwhile for genuinely valuable items; rarely worth months of effort for ordinary furnishings.
- Leave the rest. This is the part that surprises people: when you sell to us, the house doesn't need to be emptied. Take the keepsakes; we handle everything else after closing.
That last option is often the difference between downsizing this season and "next year" for the fifth year running.
Common Questions
Can I stay in the house for a while after closing?
Usually yes — we regularly build move-out time into the agreement so you can close, have your money, and relocate without racing a deadline.
Is a cash sale right for a house in good condition?
Sometimes not — a move-in-ready house in a hot neighborhood may net meaningfully more with an agent, and we'll say so. The trade is convenience and certainty; for many downsizers it's worth it, but it's your call with honest numbers.
